Room to spread out
Most venues hand you one room. You gather in it in the morning, eat in it at noon, and by the third day everyone's tired of it. Here you have fields, forest, orchard and the Medomak River along the back — six places to gather, so a week never repeats a room.
This is midcoast Maine, thirty minutes off Route 1 — spruce and stone wall, hayfield, tidal river. Close enough to Rockland and Camden for the flight in, far enough to be nobody's day trip.
Six gathering places
The Glass House — Heavy timber and glass the full length of both walls. Your main session room, and dinner for the whole group when the weather turns.
The Event Barn and Porch — Post and beam with a porch the length of it. Breakouts, a workshop floor, morning movement, the long table for a farewell lunch.
The Meadow — Open field and low light. Circle work in the grass, long tables for dinner.
The Woodland Clearing — A clearing at the end of fern-lined paths. One long table under the canopy for the opening night.
The Riverside Yurt — Down by the water, a walk to reach. Morning yoga, a practitioner's treatment room, or the quiet place someone goes to think.
The Meadowhouse — Woodland sauna, cold plunge and wood-fired hot tub at the edge of the field, on a daily schedule set with you in advance.
Every space is included. There is no charge per room.
Where everyone sleeps
Up to twenty-nine beds, all of them yours. Everyone sleeps on the property.
The Farmhouse — four bedrooms across two floors. First floor: a bedroom with a queen and a shared bath with shower. Upstairs: the main bedroom with a queen and its own bath; a bedroom with a queen; a bedroom set as two twins or one king; and a shared bath with a clawfoot tub.
The Farm Cottage — a bedroom with a queen and its own half bath; a bedroom with a full bed and a shared full bath; and a twin day bed in the open den.
Ten woodland cabins — each set as two twins or one king. Showers and toilets in the shared bathhouse a short walk away.
The Queen Cabin — one queen, a composting toilet, and the bathhouse for showers.
Beds made up before you arrive, with linens, towels, and a robe and spa towel for every guest.
April and November
The Farmhouse, the Farm Cottage, the Glass House and the Event Barn are heated and open. The cabins, the Yurt and the campground are not, so the farm sleeps eight — suited to a small board or a leadership team. Ask us for shoulder-season dates.
How hosts sell the rooms
You pay us one rate, and the rooms are yours to price for your participants. Most hosts price them in tiers, because the rooms here really are different: a private room with a private bath at the top, a private room with a shared bath in the middle, a shared cabin as the most approachable price, where most of a group sleeps.
What that can look like: a three-night midweek gathering, Monday to Thursday, for twenty participants is $22,500 — about $1,125 a person. Price the shared cabins at $1,000, the private rooms with a shared bath at $1,350, and the two rooms with private baths at $1,600, and fourteen, four and two participants cover the farm. Your program, your meals and your margin sit on top of that — participants pay you, not us.
The Investment
From $7,500 a night, Sunday through Thursday.
Up to twenty guests and a Venue Manager on the property are included.
Above twenty, $245 per person, per night.

Two invoices, one contact — you pay us; your participants pay you.
Planning — one online planning space for everything we need, a check-in call in late winter, and your final details forty-five days out.
Alcohol — bring your own. We don't sell or serve it.
Insurance — anyone working on the property as a business carries their own insurance, naming Tops'l Farm.
